| Sorry to hear of the trouble Mark. Money is tight right now but hopefully you'll get your financing and next home soon. Good luck bud. |

| More paperwork!
We decided to go with a VA loan. Got the application via FedEx and spent over an hour reading and signing. And that was just the loan application!
Our closing on this house is all set for next Thursday, at which point we will be homeless. Still haven't heard back from CitiMortgage about our offer on the house they are selling. The gears grind slowly.

| | Mark Congrats on the sale of the NH property. You may have to wait on hearing about the foreclosed house. It can take several months unfortunately. | |

| | Yeah, dealing for foreclosed properties is a bitch. It's a long process and you have to triple check that there are no old liens or backtaxes on the property. | |

| More bullshit!
Finally heard from CitiMortgage. They selected another offer to move forward with, so no luck for us.
Then, on Thursday, the day of our closing in NH, we hear that they re-opened the process due to problems with the offer from the buyer they selected. We told our broker to just go ahead and submit an offer for the full asking price. We were almost there anyway. Got a call back a few minutes later saying that the house was back under contract. It sounds like CitiMrtgage was just trying to exert some pressure on the previous buyers to back off on some of their demands. That seemed to work.
As of now, we are homeless. I am moved in to my Daughters house and the Wife is still up north, staying at her Mom's until she winds up her job obligations, etc.
Looking at 2 more homes tomorrow and then we have find something to buy.
No wonder this housing slump is continuing. We are trying really hard to buy a home and no one seems to want to sell us one. Unless, of course, it is termite infested. NO THANKS.

According to our RE broker, the foreclosures down here haven't been taking much longer than a standard sale. Short sales have been taking 6-8 mnths and sometimes even longer.
We have been looking at foreclosures because they are already empty, so w could possbly move in sooner, and because you can find some that are selling way below value. You just have to be real carefull and observant when you view the property. The banks selling them will not make any repairs.
|
You still have to watch out for liens and backtaxes more than you would on a normal property.

Yeah, you're right about that. Hopefully the title company does it's job and finds those types of issues. An old lien can certainly come back and bite you in the ass.

| Don't want to jinx this (again!), but, I think we finally found a house to buy that someone is willing to sell to us.
More details as they become available. I am psyched!

| The guys at work here agree. Wall off the enclosed porch and knock out the wall into the garage! Then enclose the patio and make it into a paint booth!
Nice house! | |

| Well, the garage is going to be my woodshop. 23x23. 529 sq ft. The shop I had in the basement in New Hampshire was just under 350 sq ft, and it was 'T' shaped.
But, the paint booth idea could still work. I'll run it by the Wife. Quickly.
My realtor told me that Pecans go for about $8 a pound down here. Might help with the mortgage payments.
